Job Description: Under the direction of the Superintendent of Public Buildings, the General Maintenance HVAC Technician performs skilled tasks in accordance with standard trade practices and codes on air systems used in heating, ventilation, and refrigeration. The General Maintenance HVAC Technician maintains, repairs, operates, assembles, installs, test, and monitors air conditioning and refrigeration equipment and systems according to OSHA standards, and performs other maintenance duties on City properties. As an employee of the Department of Public Works, the General Maintenance HVAC Technician provides support during weather events by clearing snow from roads and sidewalks.
General Responsibilities
- Inspects, maintains, modifies, and repairs the existing HVAC systems of all City properties.
- Coordinates and/or installs new HVAC systems using appropriate procedures and following safety and regulatory guidelines.
- Monitors computerized control systems of HVAC systems and performs tests on other functions of HVAC systems.
- Controls and measures air flow, room air changes and room pressurizing.
- Supports technicians in related trades who are employed or contracted by the City.
- Assists in the development and maintenance of infrastructure repair, planning, and prioritization of City properties using BMS and GIS-based asset management software.
- Assists in repairs or maintenance of City structures and property.
- Clears snow from sidewalks or roads during weather events.
- Performs related duties as required.
Desirable Abilities, Knowledge, and Skills
- Experience in the installation, maintenance, repair, and removal of boilers and HVAC systems and components.
- Experience using, programming, installing, repairing computer-controlled HVAC systems.
- Experience inspecting HVAC systems to determine repairs and maintenance needs.
- Ability to perform physical tasks related to job responsibilities, including bending, crawling, and lifting moderately heavy weights.
- Experience working with vendors and contractors engaged in the maintenance, repairs, and services to HVAC systems.
- Ability to read blueprints and designs for specifications of various HVAC systems for the purpose of installation, maintenance, and repair.
- Ability to estimate the cost of materials and to requisition supplies related to HVAC systems.
- Understanding of codes and regulations related to HVAC systems.
- Understanding of OSHA and related safety standards.
- Ability to collaborate effectively with other City employees and outside vendors.
- Ability to communicate effectively orally and in writing.
- Ability to respond to emergency calls regarding HVAC systems and weather events.
- Knowledge and experience in related trades such as plumbing, construction, and building maintenance.
Minimum Qualifications
- High school diploma or equivalent.
- Five (5) or more years of professional experience in the field of heating ventilating and air conditioning (HVAC).
- Attainment of Rhode Island State Refrigeration License within 18 months of employment.
